There are to phases 2 Spazio Buildings, which are Spazio phase 1 and Spazio phase 2. Pile foundations of Spazio phase 1 was completed by TENO INDONESIA in December 2015 and the building is already in full operation.








 

        Spazio phase 2 is located close to Spazio phase 1 and separated by an entrance road of parking area of Spazio phase 1. This building was designed to have 3 floors of basement which requires an excavation down to – 17 mtr from exiting ground level. In this case, top down construction was selected to be applied for this building. For top down construction in this project, instead of using bored pile + king post circular spun pile having ? 800 mm with king post on the pile head used in this project.







 

        Hydraulic jack pile of 800 ton capacity was used to install piles for the foundation of the building. In the beginning soldier piles of ? 800 mm – 26 M deep were installed along the boundary of main road, spazio phase 1 & residential buildings. The remaining boundary was sloping for the access of excavators and dumb trucks.Then the main piles (258 points) had 800 mm diameter jacked down with 700 ton jacking load to a depth of 28 – 40 mtr. Additionally, 70 points of main piles equipped with steel pipe of ? 600 mm – 17 mtr long as the king post fixed on the pile head were also jacked down with the same jack load (700 ton) as the main piles. All piling work was completed in mid july 2016. Applied for this building in this project, in step of using bored pile with king post the precast hollow spun pile with king post fixed on the top pile head was used.
